Passive income

Saudi and KSA rental yield, and how to actually earn it

Rental yield is the annual rent a property produces measured against what it is worth. It is the clearest way to compare real estate returns in Saudi Arabia — and the easiest number for a seller to make flattering. This page explains the difference between gross and net yield, shows worked examples, and covers how fractional ownership turns yield into monthly passive income in SAR.

Gross yield vs net yield

Gross yield is rent divided by value and ignores every cost of running a property. Net yield subtracts management, maintenance, insurance, compliance and expected vacancy first. The gap is usually one to two percentage points, which is enough to make a bad deal look good. BlockX publishes net yield only, because that is what distributions are paid from.

From yield to your bank account

Take the Jeddah example: SAR 800,000 at 6.2% net is about SAR 49,600 of net rent a year. Divided across 10,000 Blocks that is roughly SAR 4.96 per Block per year, or SAR 0.41 a month. Hold 100 Blocks — 1 BlockX — for about SAR 8,000 and you would expect around SAR 41 a month, plus whatever the property does in value. That is the whole model: small, honest numbers that compound as you add Blocks.

What can go wrong

  • A tenant leaves and the property sits vacant, so a month's distribution is lower or skipped.
  • Maintenance is heavier than expected and reduces net rent for a period.
  • The property is revalued downwards and your Block value falls with it.
  • Selling takes time — fractional property is a long-term holding, not a savings account.

Common questions

What is a good rental yield in Saudi Arabia?

Residential net yields on BlockX listings generally sit in the 4% to 8% range depending on city, property type and tenant demand. Gross yields look higher because they ignore management, maintenance, insurance and vacancy — always compare net figures.

How is net rental yield calculated?

Net rental yield is annual rent minus operating costs, divided by the property valuation. On BlockX the published yield is already net, so the number you see is the number distributions are based on.

Is rental income from fractional property passive?

Yes in the practical sense: tenants, maintenance, insurance and compliance are managed for you and costs are deducted before rent is distributed monthly in SAR. It is passive income, not guaranteed income.

How often is rental income paid?

Monthly, in SAR, in proportion to the Blocks you hold. Your dashboard shows each distribution and your running income history.
