Fractional properties in Saudi Arabia, explained end to end

Fractional properties let you own a measured share of a real Saudi home instead of saving for years to buy one outright. BlockX splits each property into 10,000 equal shares called Blocks, publishes the valuation behind every price, and pays net rent monthly in SAR in proportion to what you hold.

What a fractional property actually is

A fractional property is one building owned together by many investors, each holding a defined share. It is not a fund unit and not a betting product: a named apartment or villa is valued independently, divided into 10,000 Blocks, and each Block carries the same claim on that property's net rent and value. If you hold 250 Blocks of a property, you hold 2.5% of it, and your dashboard shows that as 2 BlockX and 50 Blocks.

How fractional property works in Saudi Arabia

The mechanics are deliberately simple and every step is visible before you spend anything.

1. An independent valuation is published

A Saudi property is valued by an independent valuer before it is offered. That figure sets the price.

2. The valuation is divided by 10,000

SAR 100 per SAR 1,000,000 of value. A SAR 500,000 Madinah home means SAR 50 per Block.

3. You buy the Blocks you can afford

One Block is enough. Each transaction carries a 2% fee.

4. The property is managed for you

Tenants, maintenance, insurance and compliance are handled; those costs are deducted first.

5. Net rent is distributed monthly in SAR

Income lands in proportion to your Blocks, and revaluations update your Block value separately.

Rules, verification and safety

Fractional property only works if the paperwork and checks are real. Here is how BlockX handles them.

  • Every investor completes identity verification (KYC) and anti-money-laundering checks before buying a single Block.
  • Each property is independently valued, and that valuation — not our opinion — sets the Block price.
  • Card payments are processed by Stripe; BlockX never stores your card details.
  • Every listing publishes its valuation, rent, running costs and documents so you can check the numbers yourself.
  • Nothing on the platform is a guaranteed return. Capital is at risk and this is general information, not personal financial advice.

Minimum investment: the price of one Block

The practical minimum is one Block — from around SAR 50 on a SAR 500,000 property. A whole Saudi property usually needs substantially more capital up front, which is the single biggest reason most people never start.

Expected returns, reported honestly

Returns come from two separate places and we never blend them into one flattering number. Net rental income is paid monthly and shown per property. Capital growth only becomes real at revaluation or sale. Residential net yields on listings generally sit between roughly 4% and 8% depending on city, property type and tenant demand.

Risks you should weigh first

Fractional property is a long-term investment, not a savings account.

  • Property values can fall as well as rise, so your Blocks can be worth less than you paid.
  • Rent can pause between tenants, which reduces or interrupts monthly income.
  • Selling depends on another investor buying your Blocks, so exit timing is not guaranteed.
  • Maintenance, insurance and management costs are real and are deducted before income is distributed.
  • Past performance and published yields are not promises about the future.

Frequently asked questions

What are fractional properties in Saudi Arabia?

A fractional property is a single Saudi property divided into equal shares so several investors can own it together. On BlockX each property is split into 10,000 Blocks, so you own a measured share of a named property rather than the whole building.

How much do I need to buy a fractional property in Saudi Arabia?

The price of one Block, which is the independent valuation divided by 10,000 — SAR 100 per SAR 1,000,000 of value. A SAR 500,000 property means SAR 50 per Block.

Is fractional property ownership safe?

Investors are identity-verified with KYC and AML checks, payments run through Stripe, and every property publishes its valuation, rent and documents. Capital is still at risk: values and rent can fall.

How do I get paid?

Net rent, after costs, is distributed monthly in SAR in proportion to the Blocks you hold. Every 100 Blocks is displayed as 1 BlockX.

Can I sell my Blocks?

Blocks can be sold when a buyer is matched or traded into other properties on the platform. Exit timing is not guaranteed.
