Fund Structure

Each property is acquired by a single-property trust with its own bank account, financials and independent valuations.

The trust issues 10,000 Blocks. Each Block represents an equal beneficial ownership share in the property, its rental income and its net sale proceeds. Every 100 Blocks are called 1 BlockX.

Net rent is calculated after management fees, rates, insurance, maintenance and any trust-level costs, then distributed monthly per unit held.

The Block price is derived from the latest independent valuation divided by Blocks on issue, adjusted for trust cash and liabilities.

Frequently asked questions

Are Blocks a guaranteed investment?

No. Blocks are not bank deposits and are not guaranteed. Property values can fall as well as rise, and rental income can be reduced by vacancy, arrears, maintenance and changes in law or tax.

What legal structure sits behind each property?

Each property is held by a single-property trust that issues 10,000 Blocks. Each Block represents an equal beneficial ownership share in the property, its rental income and its net sale proceeds.

What rights do Block holders have?

Holders vote on material decisions such as a proposed sale, major capital works or a change of trustee — one vote per Block held on the record date.

How is my personal data handled?

Identity data is shared with the verification provider and payment data with the payment provider solely to deliver those services. Personal information is never sold, and records are retained as required by financial and anti-money-laundering law.
