Complete guide
Fractional real estate investing, from first principles
Fractional real estate investing means buying a defined share of a specific property alongside other investors, receiving your proportion of net rent and value. This guide covers the mechanics, the maths, the liquidity trade-off, the risks, and how it compares with owning a whole property or holding a REIT.
What fractional real estate investing is
One property, divided into equal shares, owned by many investors. On BlockX each property is split into 10,000 Blocks priced at the independent valuation divided by 10,000. You hold Blocks in a named property, not an anonymous pool, and every 100 Blocks is displayed as 1 BlockX for readability.
How it works step by step
A share of rental-property economics, without the landlord work or a full-property purchase.
1. Independent valuation
Sets the price of every Block before the property is offered.
2. Division into 10,000 Blocks
SAR 100 per SAR 1,000,000 of property value.
3. Purchase and ownership record
Your Blocks, percentage and transactions are recorded in your dashboard.
4. Professional management
Letting, maintenance, insurance and compliance handled; costs deducted first.
5. Distribution and revaluation
Monthly net rent in SAR, with valuations updating your Block value.
Safety, verification and disclosure
What legitimate fractional investing requires.
- Every investor completes identity verification (KYC) and anti-money-laundering checks before buying a single Block.
- Each property is independently valued, and that valuation — not our opinion — sets the Block price.
- Card payments are processed by Stripe; BlockX never stores your card details.
- Every listing publishes its valuation, rent, running costs and documents so you can check the numbers yourself.
- Nothing on the platform is a guaranteed return. Capital is at risk and this is general information, not personal financial advice.
Minimum investment
One Block. Because the unit is the valuation divided by 10,000, entry is typically SAR 50 to SAR 100 rather than the SAR 150,000-plus deposit a whole purchase demands.
Returns and how they are reported
Net rental income is paid monthly and shown per property; capital growth is recognised at revaluation or sale. Residential net yields generally sit between roughly 4% and 8%. Reporting them separately is deliberate — blended 'total return' headlines hide which part actually arrived in cash.
| Example property | Valuation | Block price | Net yield | Monthly rent per 100 Blocks |
|---|---|---|---|---|
| Riyadh apartment | SAR 1,000,000 | SAR 100 | 5.2% | SAR 43 |
| Jeddah apartment | SAR 800,000 | SAR 80 | 5.8% | SAR 39 |
| Al Khobar townhouse | SAR 600,000 | SAR 60 | 6.2% | SAR 31 |
| Madinah home | SAR 500,000 | SAR 50 | 4.9% | SAR 20 |

Pros, cons and risks
The honest trade-offs of fractional ownership.
- Property values can fall as well as rise, so your Blocks can be worth less than you paid.
- Rent can pause between tenants, which reduces or interrupts monthly income.
- Selling depends on another investor buying your Blocks, so exit timing is not guaranteed.
- Maintenance, insurance and management costs are real and are deducted before income is distributed.
- Past performance and published yields are not promises about the future.
- You share decisions with other owners and do not control the property alone.
- Liquidity is lower than a listed REIT because a buyer must be matched.

Frequently asked questions
How does fractional real estate investing work?
A property is divided into equal shares. You buy shares — Blocks — and receive that proportion of net rent and value. On BlockX each property is split into 10,000 Blocks priced at the valuation divided by 10,000.
Is fractional real estate investing worth it?
It suits investors who want property income from a fractional share without landlord duties, and who can accept slower exits. It is not suited to money you may need soon.
What are the disadvantages of fractional ownership?
Lower liquidity than listed securities, shared decision-making, exposure to property values and rent falling, and reliance on the platform's management and disclosure.
How is it different from a REIT?
A REIT is a listed, liquid fund holding many assets with no property-level choice. Fractional ownership gives you a specific, named property and its published numbers, with slower exit.
What is the minimum to invest fractionally?
One Block — typically SAR 50 to SAR 100 depending on the property's valuation.
